The 7 Most Exclusive Neighborhoods in Las Vegas

By Jessi C. Acuna | June 7, 2019 | Home & Real Estate

The state of Las Vegas luxe living keeps outdoing itself. “What’s occurring in Las Vegas with luxury neighborhoods popping up is we’re meeting a demand of the infiltration of people from primarily outside of the state,” says Robin Smith, president of the Builder Trade In Program for Southern Nevada Home Builders Association. In 2018, more than 200 new homes in the $1 million-plus mark closed, according to Smith. That doesn’t even include the extravagant custom builds. Here are the most lavish neighborhoods playing house with natives and newcomers alike.

Tournament Hills

Built around the TPC golf club in Summerlin, Tournament Hills’ average resale home value is $3 million, though $13 million listings are not uncommon.

Anthem Country Club

When Anthem broke ground in 1999, people immediately jumped on the privacy of the area. And they’re still jumping—a $6.4 million home sold in 12 days last November.

The Summit

Upon announcement, Vegas’ elite quickly bought and set out to build big on The Summit’s 136 custom homesites. Discovery Land Company’s arrival solidifies the city’s reign in real estate.

The Ridges

The Ridges in Summerlin is noted for having the highest concentration of custom homes, as well as being the most in demand. On the high end, a current custom build is going for $12 million.

MacDonald Highlands

The high-profile Henderson housing community of Dragon Ridge at MacDonald Highlands makes up some of the most opulent homes in the city. It’s no wonder one of the richest women in the world, Walmart heir Nancy Walton Laurie, resides in a home she purchased there for $17.5 million in 2007.

Ascaya

The awe-inspiring layout of Ascaya’s homesites is second to none. Sitting 1,000 feet above the Las Vegas Valley, the average list price of $7.45 million is impressive.

Southern Highlands

Blending together a variety of developments to create the ultimate master-planned community—think tree-lined streets and parks and trails—The Estates at Southern Highlands is regarded as one of the top places to raise a family.
